Technical Cluster North
A new home base for operational city services
The City of Antwerp aims to modernise and centralise its logistical operations. More than 1,500 employees work every day to maintain parks, streets and buildings, support events and collect household waste. Many of them currently work in outdated infrastructure. With Technical Cluster North, a large part of these teams will finally move into a modern and well-equipped working environment.
The site is located along Havanastraat, between the Luchtbal park-and-ride facility and the recycling park. The new complex brings together a vehicle centre, offices, warehouses, technical rooms, changing facilities and all supporting functions required by the city services. Its location, combined with good public transport and cycling connections, ensures excellent accessibility.
Start of works and planning
Demolition of the old warehouses has now begun, marking the official start of the construction phase. The project is being carried out by Team ’t Noord, a collaboration between Cordeel Belgium, Van Roey nv, Binst Architects and AAVO Architects. It is being delivered under a Design, Build & Maintain contract, meaning the team is responsible not only for the design and construction but also for the future maintenance of the site.
Construction of the new infrastructure will start in August 2025. If everything goes according to plan, Technical Cluster North will be completed and operational by the end of 2027.
Comfortable, functional and future-proof
The design focuses strongly on user comfort and efficiency. Large windows and a shallow office wing ensure abundant daylight and a pleasant working atmosphere. Noise-sensitive areas such as offices are carefully separated from noisier activities, particularly in the vehicle centre. Flexible spaces, column-free warehouses and generous floor heights allow the building to evolve with future needs and organisational growth.
Sustainable, fossil-free and circular
Technical Cluster North will be a fully fossil-free and energy-neutral building. Its compact and well-insulated envelope minimises energy demand. A geothermal heat pump and connection to the city’s district heating network provide heating and cooling based on renewable energy sources. The roof will accommodate 2,675 m² of solar panels, generating enough energy to cover the building’s full operational needs.
Water management is also an integral part of the design: rainwater is captured, buffered and reused for sanitary facilities, green maintenance and vehicle cleaning. Circular building principles are applied wherever possible, allowing materials to be easily dismantled and reused in the future.

For this project, Cordeel Belgium works closely with Van Roey, Binst Architects, AAVO Architects, Arcade Technical Solutions, Daidalos Peutz, Cluster Landscape, Ivo Van Hoye and a broad team of specialised partners. Their combined expertise forms the foundation for a future-proof site that fully supports the ambitions of the City of Antwerp.
